Five-year retrofits are an engineering failure, not a market change
Most "tear-it-up-and-retrofit" warehouse decisions trace back to a handful of design decisions made before the first column was poured. Here are the eight that matter most.
The eight
- Clear height should be designed for the racking system you want at year ten, not the one you have at year one.
- Floor flatness (FF) and floor levelness (FL) should match the MHE the client wants to deploy.
- Roof slope and gutter capacity should be sized for the wettest historic month, not the average.
- Future mezzanine capacity should be reserved in the column design.
- Crane provision should be designed in, even if cranes won't be installed in phase one.
- Dock door geometry should reflect the actual truck fleet, not the OEM specification.
- Standing seam roofing pays for itself within seven years for tropical climates.
- Jack portals open up the column-free zone without inflating eaves cost.
