The expansion problem

Most industrial owners expand capacity within five to seven years of the original build. Most original designs make that expansion harder than it needs to be — by not reserving column-grid space, by not pre-loading foundations for a future second floor, by not reserving crane runways for a future upgrade.

Five low-cost provisions

  1. Foundation pre-loading — design footings for the future load case, not just the current one. Incremental cost is ~3%.
  2. Column reservation for second floor — pre-design moment connections at potential mezzanine-attachment levels.
  3. Crane runway extension provision — pre-engineer the gantry-girder seating for the longer future runway.
  4. Bay extension end-frame design — gable-end framing designed to be unbolted and extended.
  5. Service-corridor reservation — column-grid voids designed in for future piping and electrical runs.
