The BIM productivity question

BIM coordination pays for itself on industrial projects through a specific mechanism — clash avoidance with mechanical, piping and electrical disciplines before fabrication starts. Everything else (visualisation, walkthroughs, marketing renders) is a secondary benefit.

What to scope into the BIM brief

  1. LOD targets — LOD 300 typically; LOD 400 only where prefabrication demands.
  2. Clash detection disciplines — structural, mechanical, piping, electrical, conveying systems.
  3. Tolerance bands — hard clashes vs. clearance violations vs. soft clashes.
  4. Federation cadence — weekly during detail design, fortnightly thereafter.
  5. Issue tracking platform — BIM 360 / Navisworks Manage with a numbered clash register.
  6. Deliverables — federated model, clash report, walkthrough video, take-off quantities.

What not to scope into BIM

  • Cosmetic renders that don't drive a decision.
  • Furniture, fittings or office-fitout LOD on industrial sheds.
  • 4D sequencing on simple PEB jobs where it adds cost without adding speed.
